1. What this is

storaiq.com is Txais Xiong's personal research and data-analysis practice, an independent publication of findings built from public records, sourced and verified before publishing. It is not a company, not a subscription service, and there is no account to create or sign up for. By reading this site, you agree to these terms.

2. Using the content

Everything published here is for informational purposes. It reflects independent research, verified against the underlying source data at the time of publication, but it is not legal, financial, investment, or professional advice of any kind, and it is not a substitute for your own independent verification before relying on it for a decision. Public-records data changes over time; a finding accurate on its publish date may not reflect the current state of any dataset.

You may not:

Fair-use quoting with attribution and a link back to the original piece is always welcome.

3. No warranty

This site and everything on it is provided "as-is," without warranty of any kind, express or implied. Reasonable care is taken to verify every figure against its source dataset before publishing, and methodology is documented alongside each finding, but no guarantee is made of completeness, accuracy, or fitness for any particular purpose. Underlying public records themselves may contain errors introduced by the originating government agency, outside anyone's control.

4. Public records sourcing

Where this site analyzes public records, that data is obtained through official public-records requests to California government agencies pursuant to California Government Code §6250 et seq. (the California Public Records Act). Any location data shown is aggregated or presented at a level that does not expose individual street addresses.

5. Governing law

These terms are governed by the laws of the State of California, without regard to its conflict-of-law provisions. Any dispute arising from your use of this site is subject to the exclusive jurisdiction of the state and federal courts located in California.

If any provision of these terms is found unenforceable, the remaining provisions stay in effect.

6. Changes to these terms

These terms may be updated as the site changes. The "Last updated" date at the top of this page reflects the current version.
